You agree to the following policies when entering into an advertising agreement with ThisHomeByOwner.com or when using our Web site,
www.thishomebyowner.com.
Advertising Agreement
ThisHomeByOwner.com is a method for advertising properties that are 'For Sale or Rent By Owner'. ThisHomeByOwner.com is not
involved in any legal aspect of buying, renting and/or selling properties. We are not involved in the sale or renting of any
properties listed on our Web site. We are not real estate agents or brokers.
The Advertisement includes an advertisement of the property with up to 10 photos on ThisHomeByOwner.com on a monthly basis
with the advertisement automatically renews for one month if not cancel by notification by email or U.S. mail. The fee for the
Advertisement is $4.95 per month.
Photos may be submitted by the Property owner in any of the following ways; photos may be uploaded when submitting the Property
Owners information form online or photos may be sent to us via standard mail. Photos provided by
the Owner will not be returned.
We currently offer one add-on service. The Seller may rent a professional Yard sign for $50.00, for a term of 6 months. All services and fees are
subject to change without prior notice.
ThisHomeByOwner.com, will add new property advertisements within 3 working days and will install our sign within 5 working days
if rented and available in your area after each advertisement is approved. We will make Web site changes to existing advertisements
within 3 working days. If weather is extremely poor, sign installation may be rescheduled. We will contact the Seller to reschedule
appointments.
ThisHomeByOwner.com, will change a property status to 'ACCEPTED OFFER', 'SOLD', or Rented on the advertisement after being asked
to do so by the property owner. Each Advertisement property marked as 'SOLD' or Rented will remain on our Web site for 30 days after
the closing date. Please notify ThisHomeByOwner.com, if you do not wish for your property to remain on our Web site after the sale
or Renting has occurred.
ThisHomeByOwner.com, reserves the right to refuse any advertisement at any time and for any reason. ThisHomeByOwner.com, also
reserves the right to terminate any advertising agreement if we feel the Seller or Renter and/or property advertisement has in any
way violated our policies.
End-Of-Service Policies
The advertising agreement will terminate for any of the following reasons; when the sale or Renting of a property occurs, when the
Property owner lists the property with a Real Estate Agent or Leasing Agent, after written notification from advertiser. No refunds
will be given for early termination of the advertising agreement with the exception of written cancellation within 3 days of
placement of Ad.
No refunds will be given if a property does not sell or Rents using ThisHomeByOwner.com. We do not guarantee any sale as we
only advertise properties 'For Sale or Rent By Owner' and are not involved in the buying or Renting and/or selling of any property.
Sign Policies-If Rented
The yard signs and signposts with literature box are property of ThisHomeByOwner.com or cooperating sign company. They are provided
with the advertising agreement and will need to be made available for removal by ThisHomeByOwner.com or by cooperating sign company.
Sign rental includes; 1-metal stake, 1-sign post with attached literature box, 1-18 x 24 'For Sale By Owner' sign, 1-6 x 28 web
address rider and 1-4 x 24 phone number panel as well as all necessary hardware.
ThisHomeByOwner.com, will remove the sign within 5 working days after the date the advertising agreement is terminated. If weather
is extremely poor, the date of removal may be postponed. We will contact you if this occurs. Failure to make the sign and post available
for removal will result in a $100.00 charge to pay for the loss. Damaged signs and/or posts will be charged as follows; $50.00 for
signs and $50.00 for posts, not to exceed $100.00 for each sign/post rented.
ThisHomeByOwner.com, will charge $50.00 for each additional trip made to a property to recover a sign/post. The Seller agrees to pay
any legal and/or collection fees associated with recovering the fee for unreturned or damaged signs and posts.
Sign Placement - Please place a visible marker within the boundaries of the property to show the location for the placement of the
yard sign. If the property is located in town, please do not place the marker on the strip of grass between the road and the sidewalk.
Place the marker on the grass before the sidewalk and be sure to allow enough room so that the sign will not be in the way of any
sidewalks or roads. Check to be sure the sign is in a visible location and won't be blocked by trees, buildings, etc. Be sure the
marker is placed in a safe location that is free from underground utilities.
Yard Sign Underground Utility Policy - ThisHomeByOwner.com, requests that all Sellers entering into an advertising agreement first contact
Digger's Hotline to ensure the safety of the placement of the yard sign. The Seller must then place a visible marker in a safe location,
free from underground utilities, for the yard sign. ThisHomeByOwner.com, does not accept responsibility for any damage to underground
utilities resulting from placement of the yard sign. Digger's Hotline 1-800-242-8511
ThisHomeByOwner.com, accepts no responsibility for any individual who attempts to install or remove a sign/post. Customers do
not have permission to do so. You accept all responsibility for liability if you attempt to install or remove a sign/post.
ThisHomeByOwner.com, is not responsible for any personal injury or property damage caused by our signs and/or posts.
General Web Site Standards of Practice
The Property owner provides all information listed within the property advertisement. ThisHomeByOwner.com, does not verify any of
the information. ThisHomeByOwner.com accepts no responsibility for the accuracy of the information given to us by the Property Owner.
The Property Owner is responsible for reviewing the advertisement on our Web site and for contacting ThisHomeByOwner.com, if the
information is inaccurate or incomplete. The Buyer or Renter is responsible for independently verifying all information for accuracy.
Business advertising is strictly limited to our Related Services page and is provided for your convenience. We do not endorse
any of these businesses and accept no responsibility for the actions of these businesses. Individuals must use their own discretion
when using these business services.
ThisHomeByOwner.com, reserves the right to remove or refuse any advertisement if we feel the Property Owner and/or property or Business
is not in compliance with our policies. ThisHomeByOwner.com, also has the right to remove any advertisement which holds questionable or
controversial material, links to other Web sites, or if the advertisement has produced complaints from individuals who use our Web site.
ThisHomeByOwner.com, does not sell or share any customer information with any third party business or individual.
